There is a saying Manhattan Beach locals have that “there is no life east of Sepulveda”. These folks just don’t know what they are missing! East of Sepulveda Boulevard, there are three distinct areas of Manhattan Beach that have something in common other than being East of Hwy 1 — they are LESS EXPENSIVE than the portion of Manhattan Beach that is West of the highway and generally have larger lots. That is not to say that they are not expensive compared to most other parts of the South Bay, though — prices for a few newer single family homes in the Mira Costa section for example have recently hit the $3M barrier.
The three areas are 1. Manhattan Village, Manhattan Beach’s only gated community; 2. Manhattan Heights and Liberty Village section (Liberty Village is the East half of this and the Heights are the Western portion, though the exact boundary between these subsections is open to interpretation) and 3.
